Born and raised in New York City, Philip earned a Finance degree from Amherst College. Philip has enjoyed living in all parts of the city, from Inwood and the Upper West and Upper East Sides to Midtown, Soho and Forest Hills. He began his career at the NYS Urban Development Corporation (now the Empire State Development Corp.) then worked at UDC's Mortgage Loan Enforcement and Administration Corporation in the HUD 236 subsidized housing industry. Philip later focused on commercial real estate lending and development at various commercial banks. Among his achievements was developing one of the New York region's top community development real estate lending teams for Fleet Bank/Bank of America; and then rebuilding the community development team throughout the U.S. for Washington Mutual, and the start up of the country's largest and most profitable syndicated capital markets group that supported community development lending nationally for Banc of America Securities and Bank of America. Philip also worked with affordable housing executives around the country to help develop our current national and local housing policy.
